  • Generate a plan (where you’ll likely need an architect, designer or engineer)
  • Hire a general contractor or various trades (electrician, plumber, mason, et al)
  • Acquire permits and order materials
  • Start demolition and then frame out walls and floors
  • Work behind the walls (rough-in)
  • Get in-progress inspections (of rough-in work such as plumbing and wiring)
  • Paint and install flooring, walls, and cabinetry
  • Add finishing touches (light fixtures, baseboard, switches)
  • Get final approvals and certificate of occupancy (CO)
  • Assure updates filed and insurance adjusted as needed

For co-op and condo customers, do not forget to consider your building’s board or your occupancy by-laws. A given contractor may need to be pre-approved or provide additional assurances to some third party. If your property lacks an up to date certificate of occupancy, you may be liable for fixing any code violations.
