Before signing that lease, however, you’ll need to make sure that your contemplated use is zoned, there are no outstanding CO violations, and that the property has the necessary structural, mechanical, electrical and plumbing infrastructure to support your specific needs. Now comes the part in the planning stage where you have to make budget tradeoffs between building for now but laying a path for future expansion. You’ll need good advice on how to to translate your vision into a design that maximizes your flexibility going forward while minimizing your capital commitment today.
- Produce CADS or a blueprint (possibly with an architect, designer or engineer).
- Hire contractors (electrician, plumber, mason, general contractor, et al).
- Acquire permits and order materials.
- Start demolition and frame out walls and doors.
- Work behind the walls (rough-in).
- Get in-progress inspections (of rough-in work such as plumbing and wiring).
- Paint and install flooring, walls, appliances and cabinetry.
- Add finishing touches (light fixtures, baseboard, switches).
- Get final approvals and certificate of occupancy (CO).
- Assure CO updated and adjust insurance coverage as needed.
We can advise on electrical plans and materials. We will be able to properly sequence when to order material and to schedule labor to keep your project moving along. Keep in mind that some landlords may need to pre-approve contractors or acquire additional insured endorsements before allowing construction to begin. We’ll work with you to expeditiously deliver any required paperwork.
The property’s CO must be checked, double-checked and re-checked to assure that your planned usage is already approved or to determine if you need to apply for a “variance”. Getting a zoning variance can be difficult and in some instances, impossible for all practical purposes. You may want to give preference to another property that has the requisite zoning before signing a lease or buying a property.
If the certificate of occupancy has any existing violation, it may be your responsibility to fix it, unless the lease assigns your landlord this liability. Even if your usage is zoned for the area, is the building infrastructure suitable for your needs? If your business has a high electrical draw, is there enough power already coming to the building? How easy will it be to update panel service? The overall point is for commercial customers, planning during the lease acquisition phase, prior to the potential construction planning, is a prudent investment that can obviate certain challenges later. If you do not have the option of selecting another site, we’ll perform the work needed to correct code violations or to provide documentation to support application for a variance.
